Hollingreave Farm is a collection of agricultural buildings and a farmhouse located in a rural part of Rixton with stunning views to the east and west. 74 was asked to develop proposals for the sensitive redevelopment of the estate by client NC Developments.

Brief

To utilise the quality existing buildings and remove the low-quality industrial elements. To work closely with the client and local authority planning and conservation teams, within the restrictions of the greenbelt policy, to conceive a proposal which sits harmoniously within its rural context.

Concept

The simple adaptation of one and two structures has created opportunity for three- and four-bedroom properties set around a central communal courtyard area with a private, gated parking. 74 worked with the existing structure and fabric of the buildings with contemporary insertions, whilst retaining their rural aesthetic and character. Internally, spaces were planned to flow and be largely open-plan throughout the ground floor, with the kitchen and dining area positioned centrally within the heart of the house. Four bedrooms, all with en suites, have unrivalled views over the rear garden and countryside beyond.

The reorganisation of the site has enabled the creation of a new standalone house within substantial gardens. The property has been conceived within a simple barn-like structure with a contemporary, yet rural aesthetic. The material palette is restricted to timber and glass, with a veiled front facade offering slight glimpses into the building from the road, whilst the rear of the property is almost completely transparent offering panoramic views over open fields whilst enjoying a south-west aspect.
