Hamilton Gardens is an exciting new Dublin residential project. Billed as ‘The Changing Face of Dublin’, the scheme aimed at a new wave of young, aspirational people moving to the city as increasing numbers of tech and banking powerhouses relocate there. Comprised of 490 build-to-rent apartments, set amongst landscaped public and private gardens, the development is located on a currently-disused site north west of Dublin city centre.

Brief

74’s brief was to appraise the existing amenity provision and public realm spaces, as well as developing strategies to create an exemplar residential community within the scheme with class-leading amenity and interior design throughout. The development and individual buildings are named after prominent Dublin scientists from the Victorian era.

Concept

74 proposed doubling the amenity provision within the plan, in order to create a broad array of social spaces for a contemporary generation of tenants, including retail and coffee shop, creche, wellness suite, a clubhouse, allotments, games area, a greenhouse and a number of resident lounges, gardens and roof-top terraces. The three apartment typology concepts meanwhile encapsulate varying contemporary tastes by offering a boutique palette (‘super-hip with a sophisticated edge’); a luxury palette (‘sumptuous, sophisticated and elegant’) and a Scandi palette (‘calm and minimal’).
